PRAI Board Meeting Minutes 10-18-10
Board members Bill Paschall, Toby Newlin, Monica Hooge, Megan Klein and Mike Natinsky were present. Also present were property owners Gary Jenkins, Steve Hooge, and Nancy Lambros.
The previous meeting’s minutes were read and approved in a motion from Toby Newlin, seconded by Bill Paschall.
The treasurer’s report was read. Monica is going through old treasurer’s information. Gail has donated Quicken to the Association for the maintaining the books. Signatures have been transferred at the bank. Megan and Monica are signatories.
Road Committee Report
It is the opinion of the Road Committee that the Association should hire a technical consulting firm to take core samples and deliver an engineers report based on findings of the core samples. The Road Committee stated that such a report will help with budgetary concerns, will give the Association documentation to back up requests for road maintenance funds and will result in better bids from contractors (comparing apples to apples versus paving company opinions). To effectively compare any bids they need to be delivered based on engineering report specifications.
The Committee delivered a bid from Ramming Paving for various solutions – Seal Coating, Fog Sealing, Crack Filling, Chip Sealing and Asphalt Overlay for all roads.
Boat Ramp Signs
All three new boat ramp signs have been installed.
Monica will get a notary public license. Once she has become a notary, Bill and Monica will make door to door calls in an effort to collect additional signatures on the amendment. Currently there are 28 signatures, representing 38 lots.
Jim Brown is resigning from the ACC, effective November 1. David Watford will now chair the committee. Megan will change all ACC documents to reflect the new contact information.
Lien on Watson Property
A lien has been filed on the Watson property. The file copy has been given to Megan for inclusion in Association records
The gate has been standing open, not opening and generally acting erratic. Mike will contact AutoGate for maintenance.
Kim Richards and Rita Rogalewski are making payments on their late 2010 dues. The September payment was just recently received. The October payment was due October 1 and has yet to be paid. Ron Presley is two years past due. The Association has had no luck tracking down a payment. Bill will call and Monica/Megan will send a certified letter.
Mike Natinsky made a motion that the board authorize the Road Committee to get two bids on taking core samples and recommendations for bringing the roads up to TXDOT standards. Bill seconded the motion. It was approved.
The next board meeting will take place on December 13 at the Klein’s home at 23802 Oscar Road.
