ACC Reminders

Dear Paleface Ranch Homeowner,
We, the ACC, would like to remind you that most lot improvements require an application, along with a $75 application fee made payable to Paleface Ranch Association Inc. or P.R.A.I., be submitted to, and approved by, the committee prior to start of construction. We would also like to offer you guidelines for what is considered a lot improvement that requires an application.

I. DWELLING CONSTRUCTION
A. Primary residence
B. Guest house
i. Primary residence must be built first
C. The ACC will be happy to review and pre-approve building plans at any time.
D. Once the application is formally approved and signed, changes, other than deletions, are not permitted.
E. The ACC expects construction to begin within 45 days of approval and your one year time limit to finish construction starts on the date the ACC approves and signs your application.
F. Also requires a $2000 security deposit before the ACC can approve the application. This fee will be refunded once construction is completed and the ACC performs a walkthrough of the finished dwelling verifying it has been completed according to the submitted building plans.
G. If, during construction, you decide to change something (the location of the dwelling, the orientation of the dwelling, adding a pool, etc.) the ACC must treat this change as a new project which requires a new application.
i. Adding things like a pool fall under medium sized lot improvements as discussed below. It will require an additional $75 application fee.
ii. Changes to the dwelling, such as location and orientation, will be considered, but your one year time limit to finish construction will stay the same.
II. MEDIUM SIZED LOT IMPROVEMENT
A. Adding a Garage
B. Adding a Shed
i. Application is not required if a temporary building is placed on your property to be removed within 6 months. After 6 months it will be considered a permanent addition and requires submitting an application along with the application fee.
C. Drilling a Well
i. Drilling a well is not considered part of a dwelling construction, even if done as part of a dwelling construction. It is normally done prior to construction or to relocate a dried up well. A separate application is required for drilling any well.
ii. The $75 application fee will be waived for drilling a well.
D. Adding or replacing a Perimeter Fence
E. Adding a Pool or Pond
F. Adding a Tank (water or propane or other type of tank)
G. Adding a Barn
H. Adding a Gazebo or Cabana
I. Adding a Green House
J. Extending a Driveway
K. Etc.
III. SMALL LOT IMPROVEMENTS
A. Small improvements do not require an application.
B. Adding permanent BBQ Pit
C. Adding a Garden
D. Garden Fence or Privacy Fence that is more than 25 feet from your property line
E. Landscaping, Trees, Shrubs, etc.
F. Tankless Water Heater
G. If, during construction, you decide to change something (the location of the dwelling, the orientation of the dwelling, adding a pool, etc.) the ACC must treat this change as a new project which requires a new application.
H. Etc.
